Living in Sharjah on AED 6,500 a month — the room, the commute, the car loan and the money home
AED 6,500 in Sharjah, a car loan, two plans, and Lucknow needs the same every month.
Is AED 6,500 a good salary in Sharjah? The month line by line: a shared room from today's listings, the commute, a car loan, two plans, and the money home.
AED 3,250
the ceiling on all monthly repayments at AED 6,500 a month, half of income
AED 6,500 a month in Sharjah is a workable salary for one person in a shared room, with the commute, the money home and a buffer, and it stops working when a car loan and two instalment plans are added on top, because together they can reach the AED 3,250 a month the Central Bank allows for all repayments. On listings read on 2026-10-06 a room in Sharjah had a median monthly price of about AED 1,700, with bed spaces and partitions well below. Here is the month line by line, with the remittance first and the plans last, and where each number comes from.
The month, line by line
A worked example of a common situation, rounded. One person, a shared room in Sharjah, working in Dubai, money home every month, a car loan and two instalment plans already running.
| Line | Amount | Where the figure comes from |
|---|---|---|
| Shared room, Sharjah | AED 1,200 to 1,700 | a 35-listing dubizzle sample on 2026-10-06; directional |
| Commute | AED 350 to 600 | a nol pass for the Dubai side from the RTA table, plus the Sharjah leg; the reader's own figure |
| Money home | AED 2,000 | the reader's own figure; sent first |
| Phone, prepaid | about AED 120 | directional; check du.ae and etisalat.ae |
| Food, shared kitchen | about AED 800 | directional; not a published price |
| Car loan instalment | AED 1,500 | the reader's own figure |
| Two instalment plans | AED 1,000 | the reader's own figure |
| Left for everything else | about AED 0 to 400 | the arithmetic |
Without the car loan and the plans, the same month leaves AED 2,500 to 2,900, which is a buffer, a flight home and the lumps. With them, it leaves almost nothing, and one late salary breaks it. The salary did not change; the lines on top of it did.
The ceiling the bank applies
The Central Bank's regulation keeps monthly repayments within 50 percent of income: AED 3,250 at this salary. Most banks count 5 percent of each credit card's limit as a repayment whether the card is used or not. In the example, the car loan and the two plans are AED 2,500 of the AED 3,250; a card with a AED 10,000 limit is another AED 500. There is AED 250 left for any new borrowing, which is why a loan application at this point is refused, and why the refusal is the ratio, not the salary. The debt burden ratio calculator runs your own numbers.
Since July 2026 Tabby and Tamara plans appear on the credit-bureau file, so a lender sees them whether or not you mention them. The BNPL-on-your-report guide explains what a lender makes of two open plans.
The room
From the dubizzle sample in Sharjah on 2026-10-06, 35 listings among 979 adverts:
| Monthly | |
|---|---|
| Lowest | AED 450 |
| Median | AED 1,700 |
| Highest | AED 3,000 |
The low end is bed spaces and partitions; the median is a shared room; the top is a private room in Al Nahda, Al Majaz or Muwaileh. Listings change daily; the sample is directional. Check whether electricity and water are included and whether the building has a Sharjah Electricity and Water account in the tenant's name, which is where a deposit and a monthly bill can appear.
The commute
Many people on this salary live in Sharjah and work in Dubai. The Dubai leg on a 30-day nol pass is AED 140 for one zone and up to AED 350 for all zones from the RTA's fare table; the Sharjah leg and any intercity bus are the reader's own figures from the operators' current fares. A car replaces the pass with fuel, insurance, registration and the loan, which is the line that decides this month.
Do the hisab: which line to clear first
A worked example, rounded. The two plans are AED 600 (four instalments left) and AED 400 (ten left); the car loan is AED 1,500 with 30 months left.
- Clear the AED 600 plan first: four months, and AED 600 a month is freed from month five. The buffer goes from about AED 0 to AED 600.
- Then the AED 400 plan: at AED 1,000 a month it clears in about three more months, freeing AED 1,000 from month eight.
- The car loan runs on; its early-settlement fee is capped at 1 percent of the balance, so partial payments from the freed AED 1,000 shorten it without a penalty worth avoiding.
Order matters more than effort here. A missed plan instalment carries a collection charge of AED 40 to 70, taken up to three times, per the Tabby fees guide; a car loan missed is a bank's timeline, in the loan guide. The payoff calculator runs any order.
The lumps
Car registration and insurance land once a year; the visa renewal every two; the flight home when the family needs it. None of them fit in a month with AED 0 to 400 left. The money-system guide is the method for holding them; at this income the buffer is what the cleared plans create.
Frequently asked questions
Is Sharjah cheaper than Dubai on this salary?
On the room, the samples say Sharjah's median was similar to Deira's and lower than Bur Dubai's; on the commute, Sharjah costs more if you work in Dubai. The saving is real for a private room and smaller for a shared one, and the commute can take it back.
Can I keep the car?
The car is the line that decides this month. A loan instalment of AED 1,500 is a quarter of the salary and nearly half of the repayment ceiling. If the commute could be done on a pass for AED 350, the car costs about AED 1,150 a month more than the pass before fuel and insurance. That is the reader's decision; this guide only shows the arithmetic.
Can I get a loan to consolidate the plans and the car?
Only within the ratio, and in the example there is AED 250 of room, so no. The loan-or-card guide shows what each salary allows and what existing instalments remove.
What if the salary is paid late?
Pay the room, then the car loan, because a missed bank instalment starts a timeline and a missed plan starts a charge. Hold the plan until the salary lands and use Tabby's extend-due-date feature before the date, not after; it costs a fraction of the collection charge.
How do I build a credit file here?
The salary landing monthly, the car loan paid on time and the plans cleared are three lines on your credit-bureau file already. The AECB guide explains what each does to the score.
