The UAE money year — the five lumps, the month each one lands, and how a good salary still ends up short
We earn AED 45,000 between us and every August I do not know where it went.
School fees in three terms, rent in cheques, the car, the visa, summer flights: the UAE money year month by month, and why AED 45,000 feels short.
40 / 30 / 30
KHDA's caps on a Dubai school's three termly instalments, as a share of the year's fees
The UAE pays you monthly and bills you in lumps. School fees land in three terms, capped by KHDA at 40 percent of the year's fee in term one and 30 percent in each of the other two; rent lands in one to four post-dated cheques; the car comes once a year with thirteen months of insurance; the residence visa every two years at roughly AED 3,000 to 6,000 a person; and the summer flights land in the same month as the first term and the tenancy renewal. That collision is why a household on AED 45,000 feels broke every August, and why Google Trends shows credit card and loan searches in the UAE peaking in July and August. Here is the year on one page, and the arithmetic that makes it flat.
The five lumps, and the month each one lands
| Lump | How it is billed | When it usually lands | Where the rule comes from |
|---|---|---|---|
| School fees | Three termly instalments at most: term one up to 40 percent of the annual fee, terms two and three up to 30 percent each, each payable before the term | Late August or September; January; April | KHDA registration and refund policy, effective 23 March 2026 |
| Rent | One to four post-dated cheques a year; monthly possible with some landlords at a premium of roughly 6 to 10 percent | On the cheque dates; tenancy renewals cluster in late summer | Market practice, as reported by Property Finder |
| Car | Registration renewal once a year, with insurance covering at least thirteen months, and a test if the car is over three years old | The anniversary of the registration | RTA renewal, as cited in the money-system guide |
| Residence visa | Renewal on a two-year cycle for most employment visas, roughly AED 3,000 to 6,000 a person including the medical and the Emirates ID | The anniversary of the visa, every two years | Directional; fees are set per service by the ICP |
| Flights and the family | Not on any bill | July and August; Eid; the end of the year | The reader's own figure |
Two of these cluster. Term one and the tenancy renewal both land in late summer, with the flights. And a two-year visa cycle means every second year has the visa on top. The five-year Google Trends data for the UAE says what that does: searches for credit card, personal loan and Tabby peak in July and August; school fees in August, January and April; gratuity in July and January, when people change jobs.
Do the hisab: why AED 45,000 feels broke
A worked example of a common situation, rounded. Two salaries totalling AED 45,000 a month, two children, a villa, two cars.
| Lump | A year | A month, if held back |
|---|---|---|
| School fees, two children | AED 96,000, in instalments of about 38,400, 28,800 and 28,800 | AED 8,000 |
| Rent | AED 140,000, in two cheques of 70,000 | AED 11,700 |
| Two car registrations and insurance | about AED 4,000 | AED 330 |
| Two visa renewals, averaged over two years | about AED 4,500 a year | AED 375 |
| Summer flights for four | about AED 12,000 | AED 1,000 |
| Total lumps | about AED 256,000 | about AED 21,400 |
Just under half the income is lumps, before food, the two car loans, the instalments and anything sent home. If the lumps are not held back monthly, August arrives with a AED 38,400 term bill, a AED 70,000 rent cheque and the flights in the same six weeks, and the card takes the difference. That is the card in the money-system guide that peaks near its limit every August and May and never clears. The loan-or-card guide shows what that card's limit does to the household's borrowing room.
The arithmetic that makes the year flat is one line: AED 21,400 leaves the salary on payday into an account that only pays lumps. The month then looks like AED 23,600, which is what it was all along.
The school-fee rules, because they are the biggest lump
KHDA's School Registration and Refund Policy for private schools in Dubai, effective 23 March 2026, answers the question most parents have: schools may collect tuition in three termly instalments, with term one not exceeding 40 percent of annual fees and terms two and three not more than 30 percent each. Reports of the same policy say schools must offer at least three instalments and may offer up to ten, and that for 2026 to 2027 Dubai froze private school fees. The registration fee is an advance on tuition, not an extra cost.
What the policy does not do is make the fee smaller. A school's ten-instalment plan is the fee divided by ten; a bank's card is the fee plus about 3 percent a month; a buy-now-pay-later plan is the fee plus a line on your credit-bureau file. The instalments the school offers, paid from money held back monthly, are the only version that costs the fee.
The rent cheques, because they bounce
Rent is paid ahead, in cheques dated for the year. A cheque that bounces for insufficient funds has been a civil matter since 2022, not a criminal one, and the police-case guide explains what changed; it remains a debt the landlord can pursue, with the tenancy behind it. The cheque dates belong on the calendar in step one with the amount next to them, and the account they draw on holds the money a month before.
The two-year visa, because it is forgotten
A residence visa renews on a two-year cycle for most employment visas, and the cost, roughly AED 3,000 to 6,000 a person once the medical and the Emirates ID are included, is a directional figure because the ICP sets fees per service. The government portal's rule that matters for a household is the other one: a resident who stays outside the UAE for more than 180 days continuously has the visa nullified automatically, which is a summer-travel rule as much as an immigration one.
Frequently asked questions
Can I pay school fees monthly?
If the school offers it; the policy allows up to ten instalments and requires at least three. The month-by-month version is the same fee. What changes is whether the money is there on each date, which is the point of holding it back.
Should I pay rent in one cheque for a discount?
Only from money that already exists. A one-cheque discount paid with a loan costs the loan's interest, which is usually more than the discount. The EMI calculator prices it either way.
What about Ramadan and Eid?
They move with the lunar calendar, so the month changes each year, and the spending is real: gifts, travel, the family. Put the expected amount on the month it falls in this year; it is the sixth lump for many households.
We send money home every month. Is that a lump?
No; it is a fixed monthly line, and in this guide it sits with rent and food, not with the lumps. The family's month does not move because Dubai's school term does.
Where does gratuity fit?
Gratuity is paid at the end of a job, not during the year; the job-loss guide covers it. The money year assumes the salary keeps arriving; the emergency fund guide covers the year it does not.
